My Objective: I want to work hard to sell your homes. I will do this by setting short and long term goals that will help in keeping your company and myself on track and headed in the right direction. I want to create an efficient marketing plan that is attractive to you and is within the budget. I am dedicated to selling your home and will work hard to see that you receive a “Happy Home Transaction” Why choose me? I want to work with you to allow for a quick sale. I can offer a marketing plan and the skills necessary to provide the highest quality of service both to you and the home buyers. Marketing Plan: I feel that there are two ways to look at a marketing plan. The ‘basic’ way and the ‘Happy Home’ way. The difference between these two plans is competitive advantage. I have developed a plan that will go beyond the ‘basic’ ways of advertising and reach into an area not so commonly used among REALTORS. It is not that the ‘basic’ is not effective, but I feel that the Happy Home plan will give our customers a better insight into what we are offering them. My Plan:
The basic plan consists of the following: virtual tours, newspaper ads in the local paper (Statesman or Press Tribune), magazine ads in a monthly magazine, open houses, signage, InfoNow, and online listing in the MLS and on various websites. These are the elements of the basic plan.
Online Listing:
Online Listings are listings of houses placed on different websites throughout the internet. I would like to list your home on a variety of websites that I feel will best reach our market: Internet based advertising will include listing on the MLS as well as web site

Virtual
Every home listed will be featured online with a virtual tour. Virtual tours provide potential home buyers with an opportunity to feel like they are in the home. Providing them with this feature will allow them to see more details of the home than they would see in pictures.
Newspaper Ads:
I will place ads of your home in either the Idaho Press-Tribune or The Idaho Statesman each week.
Magazine Ads:
Harmon Homes and The Real Estate Book each distribute their magazines on a monthly basis.
Open Houses:
It is great to spend money on different advertising techniques but what really matters is connecting with potential buyers. Therefore, seven days a week either myself, or someone from my team will be available to talk to buyers and answer questions they may have about your homes.
Signage:
Signs will be placed on every home listed as well as open house signs when an agent is on location.
InfoNow:
InfoNow signs offer callers additional information about the home, while notifying me that we may have an interested buyer. Every home will have this feature. Generally, if there are flyers available outside the home then Buyers have no reason to call the InfoNow number for information, and you have no way of tracking the people who took a flyer. I will have color flyers inside the homes so that each Buyer can take that information with them after seeing the home.
Bulk Mailing:
Your homes will be included on bulk mail postcards, letters and Home By Design Magazine plans I currently use.
